Aqaba's Construction Boom Is Real: What the Port Expansion and Marsa Zayed Mean for Facility Operators

The container terminal: $242 million, 1.7 million TEU
APM Terminals signed a USD 242 million agreement with Aqaba Development Corporation to expand the container terminal, targeting capacity of over 1.7 million TEU by 2031 (Global Construction Review). The first hardware is already on the quay: a USD 13 million ship-to-shore gantry crane, unveiled April 22, 2025, adding 180,000 TEU of handling capacity (APM Terminals). The terminal closed 2025 with record throughput (APM Terminals, Jan 2026).
What it means for FM: container terminals run 24/7 preventive-maintenance regimes — cranes, reefer points, gate systems, HVAC for control rooms. Capacity growth on this scale is multi-year contracted maintenance demand, not a one-off build.
The cruise port: a 30-year bet by AD Ports
On February 5, 2026, AD Ports Group signed a 30-year concession with Aqaba Development Corporation to operate and develop the cruise terminal — a joint venture held 70% by AD Ports and 30% by ADC, with an AED 141 million (USD 38.4 million) investment commitment (AD Ports Group). The port handled 5.3 million tonnes of cargo and 85,000 vehicle units in 2025.
A 30-year horizon is the strongest possible signal that an international operator expects Aqaba passenger traffic to compound. Cruise terminals are hospitality-grade facilities: the maintenance standard is hotel-level, the uptime requirement is airline-level.
Marsa Zayed: $10 billion on 1.2 km of beachfront
The largest mixed-use project in Jordan. Total project value: USD 10 billion. MAG Group Holding is lead developer for Phase 1 — a 1.2 km beachfront strip with a marina, 1,260 residential units, and 117 retail units (, ). The Prime Minister laid the foundation stone in February 2025 (). On full completion the project is projected to support 16,000 jobs.
